The Rental Property Summary Master has been significantly updated to v2026.1 to handle all of the changes brought in from the May 2026 budget. Whilst it will not affect returns for 2026 and 2027, it’s been updated to provide guidance and planning opportunities for potential discussions with clients over quarantining of negative amounts from 2028 onwards. It has a few new questions including what type of entity is the owner and what type of property is it so that the spreadsheet can work out if the negative amounts are still allowed to be offset against other income. May be used for up to five owners, this calculator summarises the information needed to enter into an income tax return.It caters for the Goods and Services Tax (the GST), it has a Funds Withheld section for when the agent holds back funds, it accommodates up to three loans on the property, the Repair and Maintenance sections and the Sundry expense section allow for carve outs for items to be depreciated and for Capital Allowance amounts, it allows for brief descriptions to be added for Repair and Maintenance items and there are "guard rail" error messages to make sure you don't break it.
